Second Time Home Buyer… I bought my home at the top of the market and now I wish to sell.

Does this topic define you?  Are you feeling trapped in your “starter” home with a growing family and needs?  I know I was.  I dealt with it differently than most, but there are solutions.  You do not have to stay in a home that does not suit your needs any longer.

Buying your first house was always thought to be the greatest hurdle. Now it is those wanting to upgrade who are feeling trapped.  If you are like me, you may have purchased in the Pocono or surrounding areas for what ended up being, “the top of the market.”  Maybe around 2005-2007 or so, give or take a few years.  Homes were flying off the market back then, and everyone could attain financing.  Now, we’ve taken a 360 degree turn, where very few people can attain financing and prices have hit, what has to be, rock bottom.  I know how frustrating it can be paying a 1500 mortgage on a home that your new neighbor is only paying 1000 a month for.   It’s not fair, but when is life fair?  We have no choice but to think out side of the box, and come up with new ways to get out of the home we can no longer utilize, into a home that is the perfect fit!

Ironically, most first time home buyers I’ve been working with recently are skipping the starter home all together!  Considering the low home prices, they can now afford to start with a home they can grow into.  Ah, if only I was a few years younger, I would have been able to avoid the housing crisis all together.

That is not the case for most of us.  As second time home buyers (or possibly renters), we need to figure out how to get into a larger home.  I for one, had no idea how much space is needed for one child, let alone multiple.  My son has filled 3 rooms in our new home, leaving my husband and myself with the living room, kitchen, dining room, and one bedroom.

So how do we go about solving this unfortunate problem?  I’m sure the first solution that enters many people’s minds is a short sale.  Yes, if you would like to put your burden to rest, this is most likely your best solution.  After a short sale, it may be difficult to attain a home loan for a short period of time.  A short sale is not as debilitating as a mortgage foreclosure.  Please read this excellent article, filled with helpful information regarding short sales.

You may also qualify for a mortgage re-modification   This is probably the most difficult avenue to pursue  but with persistence  it can be done.  You may want to speak with your current lender to see if you qualify.  If you are interested in reading up on Obama’s Housing Plan, here is an article I found on The New York Times.

If your home is in a rent-able area, and most homes are rent-able, this may be a solution for you.  The only issue being, would your mortgage payment be met by the amount it could potentially rent for?  Some people now a days, are even renting at a loss rather than walking away, or short selling their homes.  It may be worth it, if you aren’t ready to completely separate yourself from your current debt.   This is the avenue myself and my family took, as I refused to feel trapped by the inflated 2006 real estate market.  We have been renting our home out for over 6 months now, and it is working well.  Although, we do have to put a little of our money into keeping the mortgage, trash and sewer current, it is well worth it to be in a home we are more comfortable in.  The owners of the home we are renting are doing the very same thing, although, they moved because of job locations, not because of outgrowing a home.  There are many reasons why someone may need to move, and it’s unfair that the real estate market is a hardship in itself.

I have even helped buyers purchase a second home, while renting out their first!  It can be done if your income and credit history meet the guidelines!

I assure you, a Pocono home purchase is a very good investment.  At the moment, prices are so competitive, you will feel guilty buying the home for such a steal.  I would like to share with you why I love living in the Pocono mountains, and what Pocono living can offer you.  

I have always ventured into the Poconos, but I was not born and raised here, per-say.  I grew up in the Lehigh Valley, Allentown, to be exact.  My experience there was ok.  It was nice to have a gas station and pharmacy within walking distance, but sometimes it felt a little crowded.  I grew up in the west end of Allentown, steps from my Elementary school, Muhlenberg.  It was nice to be close to schools, but the lack of school buses in the Allentown School District was frustrating.  For many reasons,  I knew in the back of my head, that I didn’t really want to raise my children in the city environment.   Image

My mother is a Stroudsburg native, and like many other families of my era, my parents divorced when I was a child.  My mother ended up back in the Pocono Mountains, and my brother and I stayed in the Lehigh Valley with our father and grand parents.  I spent many weekends up in the Poconos, and soon learned the area well.  I remember when corporate chains started coming into the area.  The location used to seem very rural, with very few stores, restaurants, and gas stations.  That has since changed.  There is a lot to do here, and I really enjoy how the area now offers connivance mixed with the beauty of nature.Image

Although, I was born and raised in the Lehigh Valley, the Poconos now have my heart.  I still know the Lehigh Valley area well, and am very comfortable showing and selling homes there.  I am probably one of the few Realtors in the area with such a diverse area of expertise.  I would be more than happy to work with clients who are not 100% sure where they’d like to end up.  If you are leaning towards moving to the Poconos, but would still be interested in taking a look at some homes in the Lehigh Valley, I am the perfect Realtor for you to work with.  I specialize in selling homes in Monroe, Pike, Carbon, Wayne, Lehigh, & Northampton counties.

The area you prefer is a matter of personal preference.  I love the home I live in now.  It’s perfect.  Although, the previous residents did not feel the same way.  They were city people.  They hated how it was unbearably quite, & they felt less safe in a more spread out neighborhood (the lots are about 1 acre each). The streets do not even have street lights, or side walks, for goodness sake!  “Country”, or “mountain” living is not for everyone.  It’s best that each home buyer analyzes their preferences, and buys accordingly.  The Poconos are diverse.  There is are areas that feel city-ish, suburban-ish, and of course, there are some very rural areas.  The first home my husband I lived in was in the East Stroudsburg Borough.  If you are a city person, the borough areas offer you the conveniences you’re used to.

 If you are looking to purchase a vacation home, there is no better place than the Poconos!  This is the prime location for families buying a second home on a semi-budget.  We all would love ocean front, but we all don’t have millions to work with.  For as little as $50,000-$100,000 buyers can find something in decent condition to enjoy when they need a break from daily living.

Bushkill Falls

Pocono Snake and Animal Farm– (5 minutes from my home, my son and myself visit weekly!)
Pocono Snake & Animal Farm is a  perfect “starter zoo” for young kids. Kids can view lizards, lemurs, leopards, wolves, bears, deer, mountain lions, bobcats, monkeys, sloths, fennec foxes, chinchillas, raccoons, macaws, alligators, huge snapping turtles and more. They can also bottle-feed the deer, goats, and pot bellied pigs, or feed the monkeys and pet the rabbits, all in an area they can visit within an hours time.

Big Pocono State Park
A day trip to the Poconos would not be complete without a visit to Big Pocono State Park in Monroe County in northeastern Pennsylvania. The park consists of 1,306 acres of rugged terrain on the summit and slopes of Camelback Mountain. From the summit, visitors can enjoy a magnificent view of a vast portion of eastern Pennsylvania and portions of New Jersey and New York. The park closes the day after the end of deer season in December and reopens as conditions permit in the spring. The park is open sunrise to sunset.


Quiet Valley Farm– nestled in the hills of northeastern Pennsylvania, they are open to the general public for tours during the summer, from the 3rd Saturday in June through Labor Day plus other extra spring and fall days and special events with period-dressed “family” members re-enacting the life of the original Pennsylvania German family who lived on the farm from the 1760s to 1913. Dansbury Park– The Borough owns and operates various municipal park properties and facilities which provide a range of recreational opportunities for the citizens of the Borough, from pre-school youngsters through senior citizens.  The Borough’s summer recreation program is centered around Dansbury Park which includes a public Swimming Pool.Image

Sky’s the Limit– You may wonder why everyone is smiling at Sky’s the Limit after their tandem skydive. It’s no secret, tandem skydiving is a thrill that has to be experienced to be believed!


Dingmans Falls & Visitor Center PA
Walk on the mile long boardwalk that criss-crosses the stream a couple of times and climb the stairs that go up to the top of the 200 foot falls. Open in the Summer daily from Memorial Day weekend through Labor Day weekend. Closed in the Winter.

Pocono Real Estate For Sale! How is the Pocono Real Estate Market? Summer 2012. Sellers, Let me Bring YOU a Buyer!

Why aren’t foreclosures and short sales meeting the needs of buyers? Often people contact me for more information on specific Pocono developments.  In an effort to simplify things, I am going to do a weekly feature of an exciting Pocono Home Owners association.  A Pocono Country Place seems like a great place to start.  People are instantly attracted to this development, because you can basically steal homes in this area right now.  For as little as $16,900 you can purchase a home in A Pocono Country Place today.  Hard to believe, this is less then purchasing a used SUV!  There is probably even a little room for negotiation, but depending on the condition of the home, you may actually want to bid over asking price in an attempt to beat out other interested buyers.  There is a lot of competition when purchasing lower priced homes.  If the home is desirable, in a good location, I’ve seen the home sell for twice as much…

Pocono Mountain Lake Estates, A Peaceful Pocono Association.

Pocono Mountain Lake Estates is one of my favorite Pocono home owners associations.  The homes are spaced apart nicely, and the views are spectacular!  You really do not even realize you’re in a development when you visit Pocono Mountain Lake Estates.  When entering the development off of route 209, you do not even see a sign.  You would drive right by the area if you didn’t know it was there.  There are separate sections in the development.  These are actually considered to be separate associations.  Section 1,2,3,& 4 (click to view what’s currently for sale in this section), is one association.  There yearly dues are $677 for a home and $647 for a vacant lot.  This section offers use of the pool, club house and lake amenities.  Click here to view the association profile.  Sections 5,6 & 7 (click to view what’s currently for sale in this section), are separated, and their yearly dues are $510 for a home & $170 for a vacant lot.  This section does not include as many amenities.  If you purchase in 5,6,&7 you will have use of a lake, and road maintenance. To view the association profile, please click here.  There is also a very small segment that there is no profile for.  There is currently one home for sale in the section, and dues are listed as $354/ year.  This section is called 5A (click to view what’s currently for sale in this section).  Either way, you will not regret purchasing in this immaculate community.  I always feel at home here.  The community has a cozy feeling.  Very welcoming to full time residents & part time alike.
